If you DIY build, you save:

So for 1000sf, you save minimum of '''-$50k'''.
#The architect typically doesn't work with the tradespeople, so he lets them figure it out. This avoids the possibility of smart design at a deep level - which optimizes for the least work. Architects don't tell the trades how to wire/plumb/etc - the trades figure it out. This is a major cost inefficiency. -'''$10k''' at least.
#Builder usually does not optimize for build cost-to-performance issues. '''-$10k''' at minimum.
#Builder does not optimize for lifetime cost, but typically for market cost. This eliminates savings from energy efficiency or renewable energy. '''-$6k'''. ($180 utilities/month for water/electric)
#Custom architecture is expensive. Open source architecture avails design for free. Otherwise, usual customers are stuck with cookie cutter architecture. '''-$5k''' -[https://www.google.com/search?sxsrf=ALeKk0036ozO0HHSv3VNikoUWKeEV9SeRQ%3A1613814909757&ei=fdwwYNfTLY26tAbdgafoBw&q=how+much+does+typical+custom+house+architect+cost&oq=how+much+does+typical+custom+house+architect+cost&gs_lcp=Cgdnd3Mtd2l6EAM6BwgAEEcQsAM6BAghEApQ8UVY5VRg9VZoBnACeACAAVmIAZUGkgECMTCYAQCgAQGqAQdnd3Mtd2l6yAEIwAEB&sclient=gws-wiz&ved=0ahUKEwiXhreDmfjuAhUNHc0KHd3ACX0Q4dUDCA0&uact=5].
#Developer profit - 16-20% ('''-$25k''' for 1000 sf at $125/sf) [https://www.google.com/search?sxsrf=ALeKk026QG9BbsZl0rNsBS9KmerMgczY_w%3A1602863734253&source=hp&ei=dsKJX6q8DJDYsAXHkpG4Cw&q=cost+per+sf+of+a+new+home&btnK=Google+Search&oq=how+to+configure+nvidia+geforce+gtx+1650+super+on+linux+mint&gs_lcp=CgZwc3ktYWIQAzIFCCEQoAEyBQghEKsCMgUIIRCrAjoOCAAQ6gIQtAIQmgEQ5QI6DgguELEDEMcBEKMCEJMCOggILhDHARCvAToLCC4QsQMQxwEQowI6CAgAELEDEIMBOggILhCxAxCDAToFCAAQsQM6AggAOgQIABAKOgYIABAWEB46CAghEBYQHRAeOgcIIRAKEKABUMsQWOmzAWD8tAFoBnAAeACAAeQGiAGhS5IBDTExLjQ3LjMuMi42LTGYAQCgAQGqAQdnd3Mtd2l6sAEG&sclient=psy-ab&ved=0ahUKEwiqz4DcvLnsAhUQLKwKHUdJBLcQ4dUDCAk&uact=5])

So you are left with $40k materials, $25k land - $65k. Save yourself $106k for 1000 sf - compared to $171k.
Have been trying to solve the issue of running OSE Linux on a apple silicon macbook air m1.
Did manage to run a VM using UTM (https://mac.getutm.app/)
It makes it possible to run a x64 distro on my ARM64 processor. It worked as far as using every app on OSE Linux but proved slow, 1-2 second delay when clicking, selecting etc.

Have also installed an ARM64 native Ubuntu (20.04.2) via VM and that runs smoothly but doesnt not solve my problem of efficiently working within OSE Linux
