Research on Lead Scams
Isoldmyhouse.com does not sell leads. But, Zillow still forwards leads to other agents to make money (this is in FAQ and in chat). This does disadvantage me - [1] Shit yea - get a load of this - Even though you technically received the lead, the buyer may already be on a call or tour with the agent Zillow fed them to. You effectively have little control over lead hijacking on Zillow [2]. What about exclusive agents? [3] Seller should 'work with' 'exclusive buyer's agents' - [4]. Buyer's agents (with zero advertised buyer's agent commission) still get paid - it's a different commission - paid by buyer. [5]. To pay zero commission but finance the buyer's agent commission - advertize 2% buyer's agent commission. Use flat fee MLS. Lead hijacking still exists on Zillow unless FSBO, which is throttled so no good. [6]. Correcting this zillow lead hijack Prisoner's Dilemma is an ethical enterprise opportunity [7]. EBA's are rare - NAEBA says 1% and none in St. Joe [8]. ESAs are also nearly nonexistent.

I think a seller finance option is a strong position in this real estate market. I would approach Bruce and see at what percent he will list and sell the property given the persmiter of having a seller finance option. Worst case is you decline what he is willing to do.

Do you syndicate listings to Zillow, Trulia, Realtor.com, etc.? - Yes
When a buyer clicks “Request Info” on Zillow, does that lead go directly to me (the seller), or is it sold to other realtors as FSBO lead abuse? - Since your property is listed on the MLS under a brokerage (Get Listed Realty), when a buyer clicks “Request Info” or “Contact Agent” on Zillow, the inquiry is routed to us as the listing brokerage, not directly to you or to unrelated buyer agents. This is different from a traditional FSBO listing created directly on Zillow. Once we receive the inquiry, we automatically and immediately forward it to you without exception. We don’t interact with the buyer or buyer’s agent—we simply pass the lead along to you so you can handle it directly. It’s important to note that because the listing comes through the MLS, your personal contact info cannot be publicly displayed on Zillow or other sites. This is an MLS rule, not a platform-specific decision. So while the listing gets broad exposure, contact is always routed through the listing brokerage (us) and then to you.
Do you ever reroute buyer inquiries to agents who pay referral or lead fees? - No—we never reroute buyer inquiries to other agents or sell leads for referral or lead fees. Any inquiry we receive in connection with your listing—whether from a buyer or a buyer’s agent—is automatically and directly forwarded to you as the seller. We do not engage in lead selling or referral programs.
Our role is simply to list your property on the MLS and pass along any inquiries exactly as they come in. You remain in full control of the sale, and we do not insert any third parties into the process.

Turns out Homecoin is a scumbag service. Issue: when Zillow gets the listing, they sell my lead to 'Premier Agents' who pay Zillow for leads. They easily abuse this lead generation, as evidence shows that they either minimize my showing, and divert customers to more lucrative commissions. This is true when one doesn't have a Seller's Agent - realtors appear to work in a racket.

Update on chat - get an Exclusive Buyer's Agent who is open to buyer paying the fee, and willing to sign a written contract to this effect. Win-win. If I offer to pay buyer's agent commission, or we write the commission in as closing costs - covered by financing. [9]
