What state are you in? Options available, costs and complexity vary greatly by state and even region. In a lot of areas there are companies you can pay a flat rate to get on MLS and rent a lock box. On the property I just sold in California I used a company called savvy lane. I created a website for my property. Had a photographer take pics. Put it on MLS. Offered buyer's RE agent 3% (otherwise they won't show to their buyers.) When I had 5 offers I countered the best offer from a buyer who had no agent with the amount offered by the highest one with an agent, and they accepted, saving me that 3% and increasing my profit. Staging is very easy, just a few suggestive pieces of furniture, some fresh flowers, bake some cookies, whatever. If the place is super clean, nicely painted, and has "street appeal" you basically have done a good job. Hire a gardener while selling, freshly planted flowers near the front door. In my area all the legal paperwork can be done by the title company, they have forms for everything. By spending 15 to 20 hours of my own time I easily saved $20k, my listing cost under $2k all in. Title fees cost the same regardless of using an agent. All other closing costs also the same. Out of pocket for gardening, flowers, photog, website, and a security system was under $2000. I set a simple alarm code and allowed potential buyers access. I could see that they entered and exited, and reset the alarm (Simply Safe) remotely if they forgot. I didn't even have to be physically present, I did the sale completely remotely.
